The neighborhood takes its name from the Coronado Country Club, which closed in 1952, and its sales story is calm streets with a large share of updated houses.
- What sets it apart
- Quiet residential blocks where buyers are comparing calm streets with the Village.
- Typical property
- Single-family houses on regular residential blocks, many updated over the years.
- Typical buyer questions
- Buyers ask about the bike ride to Orange Avenue and the aircraft.
- An agent checks
- Aircraft noise, permit history on remodels, elevation and original systems.
How it prices
After the club closed, the area was developed into a residential neighborhood, which is why the housing is generally newer than in the Village. Comparable sales come from the same blocks and are adjusted for lot, remodel quality and any additions. A recently rebuilt house and a lightly updated one trade at very different levels.
What your agent checks
- Aircraft. Naval Air Station North Island is the neighbor. A seller should expect the question, and a buyer should visit at more than one time of day.
- Remodel quality. Ask who did the work and match it to permits.
- Behind the finishes. Plumbing, wiring and roofing may be original.
- Elevation. Check the flood zone for the specific address.
How it is marketed
Strong listings describe the layout and outdoor space plainly, include the permit history and are honest about aircraft. A quiet street sells best when the photos and the description match what a visitor will hear. See Rudy's page on single-story and mid-century homes for the construction details that matter in older ranch-style houses.
