The Cays are priced home by home, and the line between a good deal and a costly surprise is usually the dock.
- What sets it apart
- Waterfront community where the dock, the seawall and the association drive value.
- Typical property
- About 1,200 condominiums, townhomes, tract and custom homes across ten villages.
- Typical buyer questions
- Buyers ask about boat length, dock access and the drive to the Village.
- An agent checks
- Slip title, bulkhead and dock inspections, village dues, and the algae emergency.
How it prices
The community opened in 1969 and was built out around 1990, so the housing stock is relatively uniform in age, but values spread widely by village, water frontage and whether a slip conveys. An agent compares like for like: waterfront with a deeded slip, waterfront with an assigned slip, and homes with no dock at all are three different markets.
What your agent checks
- Slip title. Slips in the Cays may be deeded, assigned through a village dock association or leased. Get the documents in writing.
- Structures. Order inspections of the bulkhead and dock, not only the house.
- Association. Review the Coronado Cays Homeowners Association budget and the village's own rules and dues.
- Waterway issues. The city extended a local emergency in 2026 over invasive Caulerpa algae in the Cays. Ask what the current status means for boaters and for costs.
How it is marketed
Boaters shop by slip size and water depth, so the listing should state both, along with the dock's condition. Rudy's guide to waterfront and boat-dock homes covers the general playbook, and this page adds the Cays-specific details.
