The asking price is the most consequential decision a seller makes. A price set too high can leave a home sitting; one set too low leaves money behind. A real valuation reduces the guesswork.
Start with truly comparable sales
Coronado is small but it is not one market. A cottage in the Village, a condo in Coronado Shores, a rambler in Country Club Estates and a waterfront home in the Cays each sell against their own kind. A useful valuation compares your home with recent sales of similar homes in a similar setting, not with an island-wide average.
Adjust for the differences that matter
No two homes are identical, so a good agent adjusts for the specifics:
- Size, layout and lot
- Condition, updates and the quality of finishes
- Views, orientation and proximity to the beach, bay or Orange Avenue
- Permitted additions and remodels
- For condos, the association, dues and building condition
Read the current market, not just the past
Recent sales tell you what happened. Active and pending listings tell you what buyers are seeing right now and how much competition you face. A valuation should weigh both.
Be wary of the flattering number
Some agents suggest a high price to win the listing. Ask how the number was built, which comparable sales it rests on and what would change it. If the answers are vague, keep asking.
What you should receive
A good valuation explains its reasoning, shows the comparable sales and gives you a range and a recommendation you can question. Rudy is glad to walk through his reasoning so you can decide with confidence.
