Most buyers start with a monthly number, not a price. So instead of asking what a home costs at a given rate, this article asks the reverse: for a fixed payment, what price does each rate support?
Price supported by a fixed payment
| Rate | $8,000 a month | $10,000 a month | $12,500 a month | $15,000 a month |

| 6.40% | $1,598,706 | $1,998,382 | $2,497,978 | $2,997,574 |
| 6.90% | $1,518,372 | $1,897,965 | $2,372,456 | $2,846,947 |

| 7.90% | $1,375,884 | $1,719,855 | $2,149,819 | $2,579,783 |
| 8.40% | $1,312,616 | $1,640,770 | $2,050,962 | $2,461,154 |
At today’s 7.40% average rate, a $10,000 monthly principal-and-interest payment supports a home price of about $1,805,368. One point higher (8.40%) that drops to about $1,640,770; one point lower (6.40%) it rises to about $1,998,382. The typical value in ZIP 92118 was $2,563,759 in Aug 2026.
Reading the table
- The table is principal and interest only; taxes, insurance, HOA dues and any mortgage insurance come on top.
- It assumes a 20% down payment, so the price is the loan divided by 0.8.
- A rate that is one point lower supports roughly 11% more price at the same payment, and one point higher roughly 9% less.
